Some items involve third-party costs. While they’re not always essential, they can add clarity or reassurance in the right circumstances. We’ll explain the options clearly and, if you choose to proceed, coordinate the arrangements in line with our Terms of Business:

🏠 EPC - required by law (arranged at local rates if needed, or you’re welcome to provide your own)
📝 Searches - normally commissioned later, but sometimes started early to reduce delay - we’ll advise case-by-case
📋 Pre-sale survey - optional, but can give buyers added confidence and reduce late-stage surprises. If chosen, it may be shared, readdressed, or licensed for buyers by agreement
🔒 Reservation Agreement - if both sides agree, it can help lock in commitment and reduce fall-through risk
