What to Expect

The Step-by-Step Journey:

1. Valuation & Advice

We’ll take time to understand your plans, visit your property, and provide a clear, realistic valuation - along with early guidance on timing and key steps to prepare.
No pressure, just honest advice and clear guidance.

2. Getting Market-Ready

Professional photography, tailored advice, and thoughtful presentation - all supported by early preparation of your SmartMove Seller Information Pack to reduce hold-ups later.


From verified digital ID and AML checks to EPCs, searches, and optional surveys, everything can be coordinated through us. Any third-party services are clearly explained and agreed in advance, in line with our Terms of Business, to keep the process transparent and consistent.


We’ll also advise whether a pre-sale survey could add value for your property. While not mandatory, it can provide extra reassurance and reduce late-stage surprises. If chosen, it can be shared, readdressed, or licensed for buyers by agreement, supporting a smoother and more transparent sale.

3. Viewings

Viewings can be handled in the way that works best for you.


  • Seller-led: many sellers prefer to show their own home, as you know it best and can share the details that make it special.
  • Agent-assisted: if you’d rather step back, we can manage viewings on your behalf - presenting your home clearly and handling questions.


Whichever approach you choose, we’ll coordinate the schedule, confirm interest, and make sure feedback is shared promptly. This way, everyone’s time is respected and momentum is maintained.

4. Offers & Decisions

We aim to protect your sale from avoidable fall-throughs.


That’s why we usually keep the property visible until the buyer is well-positioned  with a solicitor instructed, funds or mortgage in principle confirmed, and a workable timeline agreed.


This approach protects momentum and keeps the process clear - though if you’d prefer to pause viewings earlier, that’s always your call.


Managing Multiple Offers

If interest builds quickly, we’ll handle it with care - keeping buyers informed and setting clear expectations. We aim for a calm, open process where every buyer feels informed and respected.

5. Sale Agreed

Once an offer is accepted, we’ll coordinate the next steps - helping both parties appoint solicitors and handling key documents promptly.

6. Support During Conveyancing

We don’t disappear after the sale is agreed. We stay involved - liaising with solicitors, checking on progress, and helping keep things moving

7. Exchange of Contracts

Once everything’s in place, contracts are exchanged and the sale becomes legally binding. We’ll guide you through what happens next - including getting ready for completion day.

8. Completion Day

Funds are transferred, keys are handed over - and the move is complete. We’ll check in afterward to make sure everything has gone smoothly.
