Buying or selling a home often comes with questions. Here are some of the ones we’re asked most - and our straightforward answers.

Yes. Every sale and purchase we handle follows this structured approach.
It’s what keeps our clients one step ahead, with fewer surprises and less stress.
We’ll always adapt the details to suit your circumstances - but SmartMove is at the heart of how we work - and already meets the UK’s new home-buying standards for upfront information and transparency.
There are no hidden costs. Essentials such as ID and AML checks, and preparation of the Seller Information Pack, form part of our SmartMove process and are coordinated from the outset, in line with our Terms of Business.
Other items such as EPCs, searches, or surveys involve third-party costs, which are always explained clearly and agreed in advance.
Surveys aren’t mandatory under the new standards, but they can add reassurance and reduce late-stage surprises. If chosen, they can be shared with buyers for information, readdressed in their name, or licensed by agreement.
We’ll always explain options clearly and, if you choose to proceed, coordinate arrangements at transparent local rates under our Terms of Business.
Yes. If you’re already part-way through a sale or purchase, we can still bring our structured process into play - aligning solicitors and reducing further delays.
If your move takes longer than expected, we’ll keep you updated, manage expectations, and work with solicitors to minimise unnecessary hold-ups.
No - you're welcome to choose your own.
We recommend local solicitors who know our process and work proactively with SmartMove, but the choice is always yours.
Because our sellers follow this approach from the start, buyers benefit from upfront documents and clearer timelines - a key part of the new national standards.
For buyers, this means less risk of surprises or fall-throughs and a more joined-up experience from offer to completion.
Prepared early as part of our process, it typically includes:
It’s a key part of getting sale-ready and helps buyers make confident, informed decisions sooner.
This is coordinated from the outset as part of our SmartMove process, in line with our Terms of Business, ensuring compliance with the new home-buying standards.
We don’t automatically remove a property from the market the moment an offer is made.
Instead, we confirm key details - such as proof of funds, solicitor plans, and timeline - so sellers can make confident, informed decisions.
Once an offer is in, we share it promptly, manage communication clearly, and keep everyone in the loop.
This approach already mirrors the Government’s move toward early verification and transparent offers, helping reduce crossed wires, fall-throughs, and rushed decisions.
That’s the aim. While no two moves are the same, our structured approach - built around SmartMove - helps avoid unnecessary delays and makes the journey feel more manageable for both sides.
