Buying a home is a big step - whether it’s your first, your next, or your forever one. We’ll guide you through it with local insight and a calm, proactive approach at every stage.

1. Getting to Know You

Tell us what you're looking for - your must-haves, budget, and timelines.
We’ll register your details, suggest suitable homes, and help you get ready with key info like funding approach or solicitor plans - so sellers can make informed decisions and things move smoothly from the start.


Need local recommendations? We’ve got trusted contacts, or we’ll work with your own.

2. Viewing Properties

We’ll arrange viewings at times that work for you and give honest feedback on each one.
If a seller is using SmartMove™, you’ll benefit from upfront information and a shared timeline that helps keep things on track.

3. Making an Offer

When you’ve found the right home, we’ll guide you through the offer process.
We’ll explain what’s typical, what’s competitive, and what to watch out for.
SmartMove™ buyers can also use tools like mutual Heads of Terms or a reservation agreement to help secure the deal early.


Making an Offer? Be Ready.
We usually keep properties available until the buyer is “offer-ready” - meaning their solicitor and funding are in place. This helps protect sellers from delays or fall-throughs.


We’re here to support serious buyers - and that starts with clear expectations.


Before we can accept an offer, we’ll ask for a few key details:
✅ Mortgage in principle or proof of funds
✅ Solicitor details
✅ Timeline and chain position

This helps sellers make informed decisions - and helps you move forward with confidence. Until then, viewings will continue.


We call it our Offer-Ready Policy. That said, some sellers may choose to take an earlier offer off the market at their discretion. If that happens, we’ll guide everyone clearly on next steps - no false promises or confusion.

4. Offer Accepted & Solicitors Instructed

Once your offer is accepted, we’ll help you navigate next steps - including progressing with your solicitor and, if needed, progressing your mortgage.

5. Surveys & Searches

Your lender will arrange a valuation, and your solicitor will begin the legal checks.
We’ll help coordinate access and keep communication flowing so things stay on course.

6. Exchange of Contracts

Once everything is ready and approved, contracts are exchanged and your deposit is paid.
At this point, the deal becomes legally binding - and you're almost there.

7. Completion Day 🎉

Final funds are transferred, keys are handed over - and you're officially home.
We’ll check in to make sure everything went smoothly.
