  • 14-day cooling-off period (with the option to start sooner).
  • Sole-agency agreement.
  • Early preparation of documents and solicitor alignment - keeping timelines clear and reducing delays.


We coordinate the SmartMove essentials from the outset, ensuring your sale is fully prepared and compliant. Any third-party costs are always explained clearly and agreed in advance, in line with our Terms of Business.


Where required, third-party services such as EPCs, searches, or surveys can be arranged on your behalf at transparent local rates. These costs are payable by the seller and are never incurred without your agreement.


Our approach already aligns with the UK’s new home-buying standards for upfront information, digital ID, and transparency - so your sale starts fully prepared.
