What to Expect

The Step-by-Step Journey:
1. Getting to Know You
Tell us what you’re looking for - from your essentials and nice-to-haves to your budget, timing, and ideal location.
We’ll register your details, verify ID securely, and keep you informed of suitable homes.
Need a solicitor or mortgage broker? We’re happy to recommend trusted local names - or work seamlessly with your own.
2. Viewings
We’ll arrange viewings at times that suit you and make sure they’re well-coordinated - whether hosted by the seller or with our support.
Because every seller we work with is fully prepared through SmartMove, you’ll receive upfront property information, clear timelines, and clearer information before you even step inside.

3. Making an Offer
When you’re ready to make an offer, we’ll explain what’s typical, what’s strong, and what might improve your position.
Once submitted, we’ll present your offer clearly to the seller and keep you informed throughout. Some sellers may need time to reflect or consider other interest - we’ll guide you through that and keep communication open.
The Offer-Ready Policy
We take offers seriously once the key details are confirmed:
- Proof of funds or mortgage in principle
- Your appointed solicitor
- A realistic target timeline
This helps maintain momentum and gives your offer credibility.
